22 Modern Executive Housing, LLC is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and are not responsible for the loss of personal belongings or valuables of the Tenants. By accepting this reservation, it is agreed that Tenants and their Rental Party are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
 
Check-in Procedure. Key arrangements should be made with your reservation agent. Keys are to be picked up and dropped off by the Tenant. There is a charge of up to $50.00 to $175.00 for each set of missing keys and access devices depending on the specific property.
 
Check-out Procedure. Turn off all lights, appliances, and any other electrical items upon departure. Coordinate key drop-off arrangements with your reservation agent. Failure to depart by 11:00 a.m. shall result in an additional day of rent unless approved by your reservation agent. Lessor is not responsible for items or mail left behind.

Parking. Open parking is available free-of charge to the Tenant. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Parking passes will be provided to the Tenant by the Lessor if required by the Property’s Management Office. If Parking Passes are required, renters must display parking pass on their dashboard at all times unless in designated Guest parking areas. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. *Any parking passes, garage openers, etc. not returned to Lessor will result in an additional charge ranging from $50.00 to $175.00 depending on the specific garage. Reserved Parking may be requested for additional charge based on availability. Please notify the Lessor prior to arrival to confirm pricing and availability.
 
Smoking in unit. All units are absolutely no-smoking. deposits may be forfeited and a minimum $500.00 fee assessed if tenant smokes inside the unit.

Pets. No pets, dogs, cats, birds or other animals are allowed on or about the Property, without Lessor's prior written consent, excepting guide, service, or signal dogs. Strays must not be kept or fed in or around the Property. If a pet has been on or allowed on the Property, even temporarily (with or without the Lessor's permission) Tenant may be charged for cleaning, de-fleaing, deodorizing, shampooing, or replacing any portion of the Property.
 
Noise Level. Tenant must be mindful of noise volume at all times and should not create excessive noise at a level that disturbs neighbors. Tenant, occupants, and guests should be particularly mindful to noise levels between 10:00 p.m. – 8:00 a.m.
 
Departure Service Fee. Departure cleaning fee is automatically included in the Rental Charges Detail table.  Excessive cleans and/or damages will result in additional charges.
 
Garbage. Any garbage must be stowed in the proper garbage or recycling receptacle, located near the parking garage. Valet Trash service is provided with some of the Lessor’s rental properties and units. Please reference to the Apartment Guide to see if Valet Trash is provided for your Rental Property.

Consumable goods. Items present at the time of check-in may include: toilet paper, soap, dish detergent, laundry soap, shampoos, conditioners, or similar items that will initially be provided to the Tenant at the expense of the Lessor. Tenants are required to purchase additional consumables as well as food and groceries at their own expense. No reimbursement will be made for unused consumables left at the premises.
 
Maid service. Maid service is available on all units and can be scheduled for your convenience with your reservation agent. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The Cleaning Service Fee included in the rental cost is for the final stay cleaning. Additional cleanings are available daily, weekly, bi-weekly, etc. for an additional charge of $65.00 for each one-bedroom cleanings and $85.00 for two-bedroom cleanings.
